Can you really get great deals from a real estate wholesaler?

The answer to that question is most definitely yes. Weather you are an investor or you are a soon to be new homeowner, buying property from a wholesaler can be an excellent way to acquire great deals. Often wholesalers will go to great lengths to find good deals. In my own experience I market for deals with at least 4 different methods that are always ongoing. Which means that deals I offer are often very hard to find and are unique to my specific inventory.
One benefit of getting deals from a wholesaler is that you normally can get all the initial information you need to determine if the property is worth looking at or making a quick offer. I offer offer pictures, description, and a map of where the property is located. Since I also rehab houses I can be used as an asset to new investors. When someone purchases a property from me I am always willing to offer some advice or tips to help through the rehab process.
Another benefit is that wholesalers are normally not real estate agents. So the properties they offer would not be listed on the MLS. Some investors ONLY buy off of the MLS . Which means that once you do find a deal on the MLS several other investors are often ahead of you in presenting an offer. I have lost out on many houses on the MLS because I didnt act fast enough.
By signing up on my buyers list for example, you are the first to be notified of deals that I offer. Before I do any online advertising I send you an email with information about the property. This gives you first shot at buying it. You should still act fast because the same email does go out to several hundred other investors and properties generally sell fast.
So there are definitely great deals to get from real estate wholesalers. Just be sure you do your due diligence and that the property works for you investing strategy.
